Understandably, for some however, the term "community" when applied in a residential context can sometimes be misunderstood to mean either a lack of formalized legal ownership, or a disparate collection of fenced lots in various states of development.

At Villa Macal, no such misunderstandings or stereotypes exist. We offer clear titled ownership of property with legal communal ownership of the land that the properties occupy via the well established Strata Title (a variety of title commonly known in Belize and elsewhere via its application to Condominium properties) There are no restrictions on the amount of time you can stay in your home and it can be subsequently sold at any point in time in the open market for a price of your choosing, much like any other property with clear title.

With communal ownership of the land however, there are no fences within the property to interrupt the sweeping views of the terrain and neither is there any individual need to employ maintenance staff. The siting of the proposed land parcels much like those of the existing residences were chosen for reasons which made them practical for construction and desirable as a location.

The existing properties have all been designed and landscaped to become an attractive and integral part of the existing scenery by blending into their environment via contrasting techniques that are both colorful and distinctive. This combination against the lushness of the surrounding jungle creates a dynamic juxtaposition that has become a hallmark of Villa Macal.

To ensure the continuation of this philosophy, each of the land parcels has a proposed design of home, tentatively earmarked for construction upon it. Large 10' wide x 10' high verandas make the most of the internal/external transition by permitting comfortable enjoyment of the outdoors whatever the weather. The shade provided by these wraparound verandas keep the internal areas of the houses remarkably comfortable despite the heating effect of the tropical sun.

The verandas have been designed to maximize the view from every side of the house and at each and every level. Their 45 degree crosshatched design contrasts to the simple yet functional steel hand railings which disrupt the view and passing breezes by a minimum. They also maintain the impression of space and openness in keeping with the overall design philosophy.

The verandas at are not a casual addition to the main structure of the buildings; they are an essential and integral part of the overall design. In being so, they incorporate a level of thought and detail that transforms them into something very special.

At almost 240' in circumference, each of the four verandas virtually doubles the available floor area. At 10' wide they also allow a multitude of uses without ever feeling compromised for space.

Outside dining can often be a pleasure and this is certainly the case with the average temperatures to be expected in Belize. However, with a view of the landscaped gardens set against a jungle backdrop, that which is normally considered a pleasant activity becomes an absolute pleasure.

All the verandas, including the ones on the lower level are elevated above ground level. This together with careful landscaping and attention to drainage around the buildings, ensures that despite its jungle setting, evenings on the veranda are rarely spoiled by the presence of biting insects. In fact, although there are insect screens available for all windows and doors, they have not as yet been fitted due to a lack of necessity. A further advantage is that without the need for the screens to be installed, the cooling breezes are maximized inside the house as is the view to the outside.

Each of the upper verandas have a 5' star deck extension which extends the deck out beyond the overhang of the veranda roof. This allows the opportunity to be high above the landscape and still have the open sky above.

The full benefit of this is experienced on a night when the sounds of the jungle come alive and a million stars are overhead.

The interior floorplans of Casa Azul and Casa Roja share a common layout. Each of the levels are self-contained and independently accessed from the outside.

Custom-designed burglar bars are fitted to all doors and windows. Their design reflects the relationship of Villa Macal to the visual flow of the terrain and the physical flow of water, in both the creek and the river.

The floors are laid with saltillo-style tiles and the walls cement plastered and painted. Mahogany doors are fitted throughout, with Santa Maria hardwood frames and trim.

Colored glass blocks are incorporated into the exterior walls of the building to add color and allow multi-colored shafts of light to permeate the interior throughout the day. At night, the reverse occurs and the interior lights send their shafts of light outside onto the verandas.

- Lower Level Condos ...

Each of the lower level Condos have a large 38' long, open-plan living area from which the other rooms are accessed. This living area has two exterior doors on opposite ends of the house allowing excellent ventilation and flexible access.

There are two bedrooms, a common bathroom, an office (or potential third bedroom) and a kitchen (separated from the dining area by a half-wall divider)

10' ceilings help keep the space a comfortable temperature even in the heat of the day, as do a total of 12 large windows and 3 exterior doors.

- Upper Level Condos ...

The upper level Condos have a unique multi-level design incorporating two mezzanines and a loft.

The primary level contains the kitchen, (separated from the dining area by a half-wall divider), a common bathroom and two large bedrooms. These bedrooms each have 12' ceilings and three 4' wide windows, with one having an exterior access door leading directly onto the veranda.

The mezzanines are accessed by two sets of stairs. The first leads to an open-plan office/reading area overlooking the primary level. The second leads to a platform where a further set of stairs leads to the loft.

From the loft area, a view over the whole floor can be enjoyed. This area can accommodate a multitude of uses ranging from a reading area/library or an extra sleeping area. In addition, a large storage room separate from the loft itself is accessed from this area.

Over the whole living area, a 4 sided 20' high cathedral-style ceiling, incorporating a hardwood shingle panel overlap design is installed. The intent of the design is to maximize the overall impression of space and volume.

The spacious bathrooms all include a large tiled shower that is bright and airy due to sidewalls of glass block. The size and design of the shower is such that except for the most vigorous showering activity, a shower curtain is not required. For safety, special non-slip tiling is used throughout. A combination mixer faucet supplies hot and cold water with good pressure ensuring an enjoyable and refreshing shower every time!

Bathroom cabinetry is custom made from Mahogany and trimmed with Santa Maria hardwood to match the design used throughout.

Hot and cold water is available at the sink which is set into a tiled counter.

Differentiating the bathrooms from other rooms, a Mahogany louver door is used instead of a panel door as used throughout the rest of the interior. Further differentiation is made by the addition of glass blocks set above the bathroom entrance. These cast a blue light into the main living area when bathroom lights are on!

While we can produce a turnkey home for you from start to finish, we are very happy to work with you to incorporate as many aspects as possible that will personalize your home to your particular taste and preferences.

Our Design and Build services generally start from around $150US/sq.ft for a landscaped, unfurnished turnkey property similar in quality to the existing Villa Macal properties.

Due to the originality of the features and designs we offer, we only discuss specific house plans with interested parties after after having had the opportunity to consult with them and incorporate as many of their preferences as possible. However, as a guide we do suggest a maximum build footprint for each of our proposed sites in the following Table

... San Ignacio & Cayo ...

The main town of Western Belize and of the Cayo district is San Ignacio. Twinned directly across the Macal river with its sister town Santa Elena via the 563' long Hawksworth suspension bridge (1949), it is the central hub of most activity in the area.

With an approximate population of 14000 people, San Ignacio offers a wide variety of medical facilities, schools, restaurants, supermarkets, hardware stores, churches, accommodations and entertainment venues. Most items of necessity are available locally while choice and variety are increasing all the time.

The town itself is an interesting mix of the old and new. Remnants of an interesting and colorful past are to be found at virtually every turn. However, development is occurring and with it greater opportunity and choice for those who live in the area.

Each Saturday, Belize's most colorful and diverse farmer's market takes place where people from all over the area and beyond come to socialize and sell their produce. These include the private and reclusive Mennonite residents who even to this day come from their residents who even to this day come from their nearby settlements to sell their nearby settlements to sell their produce via horse and buggy.

Located close to the main square, the whole town becomes a hive of activity with many people from the outlying areas making their weekly visit

Traveling fairs and circuses often visit the town while the local community regularly stage events particularly during the holiday periods, that are open to one and all.

The transport hub of Western Belize, San Ignacio lies about 70 miles west of Belize City (1-1/2 hours drive) 20 miles west of the Capital Belmopan (1/2 hour drive) or about 12 miles east of the border crossing into Guatemala (15 mins drive).

The Philip Goldson International Airport is located some 75 miles west near Belize City and takes approximately 1-1/2 hours by road. From there the US is but a 2 hour flight away.

A regular bus service operates from the town center to most places of note or alternatively Taxis are numerous.

San Ignacio is also the cultural and adventure hub of Western Belize. Numerous Maya archaeological sites (restored to differing degrees) are in the area such as Caracol, Xunantunich, Cahal Pech and El Pilar with the spectacular ruins at Tikal a mere 2 hours away by road across the border in Guatemala.

Adventure is available with trips to any one of a number of cave systems that exist locally. Barton Creek Cave can be explored by canoe while perhaps the most popular, is the challenging Actun Tunichil Muknal, a limestone cave system, 5km+ long, previously used by the Maya and still containing numerous artifacts. Less visited is the Chiquibul National Park and Forest Reserve accessed via the Mountain Pine Ridge area which amongst the vast array of wildlife and birds to be found there, is home to the nearly 100km Chiquibul Cave System, Central America's longest!

Horse riding has risen in popularity in recent years with many local operators offering trips into the jungle, while the ubiquitous "Tubing" - floating down a river on an inflated truck tyre innertube - is a hot weather activity enjoyed by many. Canoing on the Macal, Mopan or Belize rivers are a more leisurely and drier alternative.

All this together with hiking on the numerous jungles trails affords a wide variety of choices to experience the area fully.
